Overview of Zoning Requirements and Process
Huntington Township is very proud of its rural and agricultural character, and the Zoning Resolution is maintained and enforced to preserve it.
For New Homes: Please contact the Zoning Inspector (email is preferred) to set up a meeting to review the zoning resolution and the requirements for applying for a Zoning Certificate. The following process pertains to a new residence:
a. Apply for and obtain approval for a residential sanitary (septic) system from the Lorain County Health Department (https://www.loraincountyhealth.com/sewage).
b. Review the following sections of the Huntington Township Zoning Resolution (Zoning Book link on this page):
i. Section 6 – General Regulations (specifically 6.1 through 6.10, and 6.14-6.15)
ii. Section 7 – Residential – Agricultural District (all)
iii. Section 4 – List of Definitions (all)
c. Complete and fill out a Zoning Permit Application, using the link found on this page. Information regarding each property (parcel number, property dimensions, aerial photos, etc.) is available on line at the Lorain County Auditor’s graphical information system website (https://www.loraincountyauditor.com/gis/).
d. Calculate the area of the structure using the definition provided in Section 4 of the Zoning Resolution. Calculate the submittal fee ($.30 per square foot for 2024). Note that the VALUATION blank (the cost of the project) is a requirement of the Lorain County Auditor and must be filled out for all permits.
e. Mail the completed application and permit fee (make check out to Huntington Township) to the address at the top of the application form.
f. Once the permit is approved, you have one year to complete the construction and have the septic system inspected by the Health Department. Once the septic system is inspected and approved, you may apply for an Occupancy Permit (see link to form on this page; fee for 2024 is $50). No residence can be occupied without this permit!
For New Garages, Pole Barns, and Accessory Buildings:
a. See items b, c, d and e above. There is no permit fee for AGRICULTURE ONLY structures (housing animals, farm equipment, feed storage, etc.).
Zoning forms can be downloaded and sent to the following address when complete;
